A Potential buyer must first define his needs, identify his budget preferences, and the desired location for the residential lot. He usually explores available lots and does research to ascertain if it meets his criteria. If for example, you have chosen Catalina Lake Residences, you then contact a Licensed Broker for Information and availability.
The Broker schedules a site visit for you to inspect the residential lot and its surroundings. If you are satisfied, you then express your interest in purchasing the lot., make a reservation of 10,000 deductible from the down payment and sign the Reservation Agreement form. Within 7 days from Reservation, the Contract to Sell is prepared, and within that period and once the Contract to Sell is available for signing, the required 20% Downpayment is paid and at the same time sign the Contract to Sell. 30 Calendar days after the Down payment, the Monthly Amortization Starts on your chosen term of 3 years, 5 years, or 10 years whichever you choose.
Once full 100% payment is attained, you will then sign the Ded of Absolute Sale to begin the transfer of title name to you as the new owner of the lot.
You need to submit the following as the required documents for purchasing a residential lot:
1. Two Xerox copies of your valid Government Issued IDs (Both husband and wife)
2. Xerox copy of Marriage Contract if married, or Xerox copy of Birth Certificate if Single
3. Two Original Billing Statement as proof of Residence (Bills like Meralco, Water bill, PLDT, and other Utility bills)
4. Xerox copies of your TIN ID (Both husband and wife)
5. If the Buyer is Abroad, a notarized Special Power of Attorney, authorizing a representative to sign all documents required on behalf of the buyer who is currently abroad.
No, as of now, the available financing being used is the In House Financing. For as low as 20% Downpayment, you can now begin to own your residential lot. The 80% Balance can be paid in 3 years with No Interest or in 5 or 10 years with interest available only through in-house financing.
No, The developer assumes the payment of the yearly Real Property Tax during your payment term. Once you are fully paid and the title transfer procedure commences, the tax payment is transferred to you and becomes your responsibility.
As in other subdivisions, there is a Deed of Restrictions that defines the guidelines for the use of the residential lot and the construction of the house on your lot. The Deed of Restriction is signed together with the Contract to Sell, and every buyer will have a notarized copy of the contract and the deed of restriction.
